Lyrattin Cottage
Ballinamult
Co Waterford
E91C567
Description
Situated in the scenic countryside of Lyrattin in Ballinamult, this original old Irish cottage with large rear extension is a most interesting property. Situated just 20 minutes from Dungarvan and 15 minutes from Cappoquin, this property offers the opportunity to live rural but in touching distance of 2 popular towns.
Standing on 1 acre approx. the property has a double entrance private driveway with a large paddock to the rear and additional plot to the side.
Inside, the property consists of the original cottage to the front which has a living room and 2 bedrooms. The rear extension was built 10/12 years ago and although in need of some cosmetic finishes and flooring, boasts a spacious layout with master ensuite bedroom and main bathroom off the entrance hall. To the rear there is an impressive open plan kitchen/dining/living room with vaulted ceiling and exposed beams. French doors open to the rear garden and there is an adjoining utility room.
There is also an additional attic room with an impressive solid oak floor accessed via a fold down Stira.
Externally, to the front of the property there is a quaint small front walled garden. To the rear there is extensive grounds as well as a small lawned area to the side. Also to the side there is a stone tool shed.
Lyrattin Cottage would make the perfect starter home and would be ideal for those looking to put their own stamp on a property inside and out.

About the Area
Dungarvan (Irish: Dún Garbhán) is a seaside resort town and harbour, situated on the N25 national primary road and the R672 and R675 regional roads. The nearest airports are Waterford Airport, which is 50km away and the larger Cork Airport, which is 80km away. Dungarvan is at the mouth of the Colligan River, which divides the town into two parts. Dungarvan Harbour as such is formed by The Quay (on the town side) and The Causeway. Outside the harbour, a 3 km sandbar, "The Cunnigar" defines the western limit of the 4 km-wide Dungarvan Bay. There is a well-maintained concrete slipway in Dungarvan town, suitable for launching vessels up to eight metres in length. Moorings are usually made available to visiting yachts by Dungarvan Harbour Sailing Club, often free of charge.
