153 Holywell
Kilmacud
Dublin 14
D14 H2Y3
Description
Upon entering 153 Holywell you are greeted with a bright and spacious hallway which features wooden flooring. There is a WC down the hall. To the right is the cosy reception room which boasts a beautiful feature fireplace and high ceilings with cornicing. Through the double doors you access the second reception room which is ideally set up for use as a home office. With lovely wooden flooring and ceiling cornicing this room offers a comfortable space which can be shut off from the rest of the house to facilitate privacy if needed. Through the double doors you access the wonderfully appointed kitchen/dining area which has been meticulously designed by the current owner. The area is flooded with natural light from the four Velux skylights in the ceiling as well as the apex pitched glass extension to the rear. The kitchen itself is new and is fully equipped with integrated appliances as well as a plethora of built in storage. Going back to the hallway is lined with bespoke storage units which offer a convenient space to store pantry goods and appliances to keep them out of view. This adds very well to the neat aesthetic of the kitchen. From the kitchen you go through the large glass double doors and into the rear garden. This space is a secluded, verdant haven which backs on to the Airfield Estate meaning it is never overlooked and benefits from a westerly orientation. With beautifully manicured flora and trees the garden is a perfect area for sun lounging as well as barbequing. The garden is one of the standout features of the house and really needs to be viewed to be appreciated.
The accommodation on the first floor consists of three bedrooms. The principal features built in wardrobes and benefits from having a beautifully tiled en suite with newly installed shower. The main bathroom on this floor has also had a new shower installed recently. Two further double bedrooms complete the accommodation on this floor. The second floor is a converted attic space which gets flooded with natural light through the large Fakro windows. This space could be ideal for a guest bedroom, children’s playroom, or a den.
Holywells’ location needs no introduction and offers great convenience for families. It is a short walk from Airfield Gardens and has some of South Dublin’s finest schools close by along with UCD a short drive away. Transport links nearby include numerous bus routes into City Centre and Dun Laoghaire. Kilmacud Luas Stop is a short walk away and there is easy access to the M50 and N11, as well as being less than a 5-minute drive from Dundrum Town Centre and Stillorgan village.
