Contributing to a highly efficient A-rated house and excellent sound proofing. With exceptional modern finishes, and a superb equestrian holding extending to approx. 21 acres, this property represents an outstanding lifestyle opportunity in the heart of Kildare. A long driveway, edged with granite curbing, leads to the contemporary-style residence, which is beautifully presented with double-glazed windows and a striking façade.
The front door opens into a bright entrance hall with semi-solid flooring and sleek inset storage, complemented by acoustic slatted panels. This level includes a welcoming den, a private home office with fitted bookcase, and a large family room featuring a solid-fuel inset stove and sliding doors to the garden. The heart of the home is the contemporary kitchen, finished to a high specification with integrated Smeg and Liebherr appliances, gas hob, wine fridge, and adjoining utility and boot room.
A staircase with glass panelling leads to a dramatic double-height landing, filling the first floor with natural light. The main bedroom is a true feature, with vaulted ceilings, integrated lighting, a walk-in wardrobe, and a private balcony overlooking the fields to the rear. The luxurious en suite boasts a freestanding bath and large wetroom-style shower area. Accommodation further includes two double bedrooms, a fully tiled family bathroom with double vanities, and a generous guest suite with its own walk-in wardrobe and en suite.
The home is complemented by beautifully landscaped surroundings, including a patio area framed by box hedging with far-reaching views over the fields. A detached studio, currently in use as a gym, adjoins a self-contained space with kitchenette and bathroom, offering excellent flexibility.

About the Area
The Curragh is a flat open plain of almost 5,000 acres (20 km²) of common land in County Kildare, between Newbridge and Kildare Village. This area is a world-renowned centre for Irish horse breeding and training. The Irish National Stud is located on the edge of Kildare town, beside the famous Japanese Gardens. Also located here is Pollardstown Fen, the largest fen in Ireland. This area is of particular interest to botanists and ecologists because of the numerous bird species that nest and visit there. There are also many rare plants that grow there.
It is composed of a sandy soil formed after an esker deposited a sand load and as a result it has excellent drainage characteristics. This makes it a popular location for training racehorses.
