2.95 Acres At Christendom
Ferrybank
Co. Waterford
Folio: WD40010F
Description
ZONED RESIDENTIAL
Ferrybank sits on the boarder of County Waterford and County Kilkenny. However, is widely considered as an extension of and suburb of Waterford City sharing access of Rice Bridge with Waterford City Quays. Plunkett Train Station, which has lines operating to Dublin and Limerick Junction, is situated on the outskirts of Ferrybank on the Rice Bridge Roundabout that it shares with Rice Bridge and the R711. The R711 is the main access route to the Ferrybank area and connects the M9 to Dublin, the N24 to Tipperary and Limerick, the N25 to Cork via the Thomas Francis Meagher Bridge and Waterford Bypass and the with the N25 to New Ross/Rosslaire.
The land itself is situated c. 1.7km from Waterford city centre and c. 550m from the main shopping area of Ferrybank. The land is situated adjacent to Abbey Road, just off the R711. It is situated just off the boundary between Co. Waterford and Co. Kilkenny and is adjacent to the river Suir. The land is bounded by land to the north, old train tracks to the west, residential units to the east and Signa Care Nursing Home and grounds to the South. The general area includes a mix of school, church, retail, dwelling houses, supermarket and a purpose built shopping centre (unoccupied). Some occupiers include Spar, Aldi, Abbey Community College, Brothers of Charity Services and The Mandarin Palace Chinese Restaurant.
This site of land will benefit from being in close proximity to the new Waterford North Quays Development, along the R711. This is an ambitious project set to feature a mix of retail, food & beverage, hotel & venue and residential units. This development nearby will bring with it new roads and infrastructure to the area.
The North quays development will also feature an extension to the Waterford Greenway. The picturesque Waterford Greenway is a multi-use trail that currently hugs the coastline as it follows old railway lines from lively Waterford City, through the foothills of the Comeragh Mountains and onto the pretty harbour town of Dungarvan. The extension of the Greenway will link Waterford City and New Ross via Ferrybank, and the site will benefit from a nearby entry point and car park.
The land consists of 2.95 acres (1.2 hectares) of land with an irregular boundary. It is accessed by a small country style type road just off the Christendom Road.
The land is zoned residential.
We are not aware of any planning applications on this site.
