Description
The naturally bright interior is generously proportioned over two levels measuring approx. 209sqm and offers a lovely balance between elegant reception rooms and practical bedroom accommodation. Entering the property through the tiled front porch, a stained-glass inner door leads to a spacious hallway with ceiling plasterwork and a convenient W.C beneath the staircase. Reception rooms sit either side of the hall. To the right is a sitting room with a wood-burning stove with marble surround, and further ceiling plasterwork. To the left is a dual aspect living room with ceiling coving and an open fireplace with wooden mantle. Sliding doors lead to the dining room which mirrors the living room in terms of size and features. From here, double doors provide access to a light-filled conservatory, which offers excellent opportunities to enjoy the garden in all seasons. The contemporary kitchen, which is located to the rear, incorporates a generous range of base and eye level units with a fabulous quartz countertop, integrated fridge, dishwasher, induction hob and extractor, and an AGA cooker. Beyond the kitchen is a large utility room with additional cabinetry and appliances. Both the garden and the 17.5 sqm garage can also be accessed from this room. On the first floor, off the generous landing, sit four bedrooms, three double and one single, positioned at the four corners of the property. Two of the double bedrooms have fitted wardrobes. One of these, the principal bedroom, has the added benefit of an en-suite shower room. In addition, at this level there is an all-important home office and a family bathroom.
Nestled on its picturesque 0.75-acre plot, the garden at Coolnaskerry beckons with its expansive lawns and many choice and unusual plantings. These include ornamental and fruit trees, vibrant shrubs, a stone garden with palm trees and a variety of architectural plants, and a raised acid bed with azaleas and rhododendrons. The gardens are framed by a sweeping driveway that provides extensive parking. Its sunny aspect and natural splendour combine to create a unique setting for intimate family gatherings. Outdoor dining can be enjoyed from the patio or Gazebo in the warmer months. Due to the nature and overall size of the plot, future development (subject to pp) could also be a possible option for discerning purchasers.
Coolnaskerry has an ideal location on the Dublin/Wicklow border with many amenities nearby. Interests such as horse riding, cycling, hill-walking and kayaking can be pursued in Bray and its environs, and the area is also home to Dun Laoghaire Golf Club, Old Conna Golf Club and Woodbrook Golf Club. The town of Bray itself, just 1.5km away, offers a selection of shops, supermarkets, and eateries, and its renowned Seafront boasts a variety of dining options, popular bars and enticing ice cream parlours. There is a very good choice of local schools at primary and secondary level. Many of these are within walking distance, one of the closest being St. Gerard’s. Superb transport links include quick access to the N11/M50, a local Dart station and Aircoach stop, and bus routes 45A, 84, 145 and 155 that connect with many parts of the capital. At weekends, the location is also a wonderful base for enjoying the many attractions of Co Wicklow, such as its famous gardens, extensive walking trails and scenic coastline.
