Clonea Road
Abbeyside
Dungarvan
Co Waterford
X35NA06
Description
This impressive 4 bed bungalow is situated in one of Abbeyside's most popular locations - the Clonea Road.
Just a 10-15 minute walk to Dungarvan town centre and directly opposite the Greenway, locations do not come much better. The property is conveniently located parallel to the N25 for easy commuting and is walking distance of primary and secondary schools.
Inside, the property has a spacious interior with both lounge and living room to the front of the property. The kitchen/dining room is to the rear and connects to the large rear utility room.
All four bedrooms are off the hallway and are of ample size with the master having its own ensuite and the shower room servicing the other three.
Externally, the property has a spacious driveway with private enclosed gardens to the front and rear and cherry blossom trees over the entrance gates. The rear paddock is a phenomenal size for a town site and this property as a whole could have future development potential subject to planning.
This is a rare opportunity to acquire a unique piece of real estate in a most sought after location.

About the Area
Dungarvan (Irish: Dún Garbhán) is a seaside resort town and harbour, situated on the N25 national primary road and the R672 and R675 regional roads. The nearest airports are Waterford Airport, which is 50km away and the larger Cork Airport, which is 80km away. Dungarvan is at the mouth of the Colligan River, which divides the town into two parts. Dungarvan Harbour as such is formed by The Quay (on the town side) and The Causeway. Outside the harbour, a 3 km sandbar, "The Cunnigar" defines the western limit of the 4 km-wide Dungarvan Bay. There is a well-maintained concrete slipway in Dungarvan town, suitable for launching vessels up to eight metres in length. Moorings are usually made available to visiting yachts by Dungarvan Harbour Sailing Club, often free of charge.
