In keeping with the 19th century gothic revival style of Dromoland itself, No 12 has a pillared entrance, high ceilings, sash windows, and details including cornicing and picture rails. Sensitive planting provides privacy, while the sunroom looks over the eighth green.
The house is set into a slope, so you enter at bedroom level, and a charming solid wood staircase leads down to the main reception rooms. These are oriented towards the golfing greens. The master suite also looks over the greens, an arrangement which provides both privacy and wonderful views.
Orchard Wood’s proximity to Ennis, Limerick and Shannon Airport makes it a highly convenient year-round home, where you can truly escape from everything for a well-earned rest – or round of golf – at the end of the day. A porticoed entrance faces the curving drive of Orchard Wood’s enclave. This opens to a porch, with a cloakroom to the left. Entering at landing-level, the three bedrooms are all on this floor. The exceptionally spacious master has a dressing room and en-suite, and has views across the eighth green of Dromoland’s championship golf course. The two other bedrooms are both doubles, and share a family bathroom.
The bathrooms were completely upgraded three years ago, and are fully tiled. The master suite has a corner bath and walk-in shower, while the family bathroom has a large wet room. Bedroom One also has views of the golfing greens.
The split-level arrangement means that the downstairs rooms open to the golf-course side of the house. The large kitchen / dining room has been fully upgraded. It features marble floor tiles, marble counter tops, a kitchen island, and a dining area that can seat ten or more with ease. French windows open to the patio.
There is also a large living room, with marble floors, and a solid fuel stove set into a stone surround. This room has high ceilings, with cornicing and coving in Period style. A sunroom to the rear catches the morning sun for your first coffee to set up the day perfectly. This space also has French windows and views of Dromoland Castle’s grounds.
GARDENS AND GROUNDS
Set well apart from its neighbours, 12 Orchard Wood is sheltered by mature trees. A broad parking bay gives access to a separate garage, while security gates open to the rear, where there is another garage at the lower level. This gives you ample storage for cars, golfing gear, and also offers options for a separate workshop.
The grounds are easy to maintain, the patios bordered by shrubbery and mature planting, with lawns to the front. The site itself slopes down towards the golfing greens of Dromoland Castle, where you have the perfect view of the Eighth. Stone steps lead down from the sunroom towards the Green.

About the Area
Newmarket on Fergus is a town 13 kilometers from Ennis, 8 kilometers from Shannon Airport, and 24 km from Limerick. It is located on the R471/R458. The nearest railway station is in Sixmilebridge.
The town has several small shops and public houses. The proximity of Shannon Airport, and the presence of several places of interest nearby (such as Bunratty Castle) brings some tourism to the area, providing business for local bed and breakfast establishments and hotels. There are four primary schools in the town, and for secondary education, students attend schools in Ennis and Shannon.
