Ballyegan Lodge
Ballyegan
Birr
Co Offaly
R42 TK59
Description
It is so impressive from the restored piers, gates, and wrought iron railings, to the charm of the perfect original design.
The high gables and Oriel window make it immediately distinguishable, coupled with its Victorian design.
The restoration of the lodge itself was an extensive project some years ago, and in addition the property has been sympathetically extended with a new sitting room, kitchen & bathroom, creating a wonderful merging of classic features with modern style and convenience.
The overall floor area of the house is approx. 106 sq. mts and it is laid out as follows;
Entrance reception room with wood burning stove, large sitting room with a second wood burning stove, hand crafted kitchen, two bedrooms and a bathroom.
Outside and to the front the former Gate Lodge is idyllically set behind beautiful landscaping with plants, shrubs, and a paved pathway. There is a vehicular driveway to one side, and a separate gate into the adjoining paddock. The large site area is 0.36 hectares/0.88 acres.
Planning Permission was granted (now expired) for the creation of an additional ground floor bedroom and a garden room/conservatory off the kitchen, which would truly complete this beautiful property.
LOCATION
The picturesque heritage town of Birr, developed around the Birr Castle. With its handsome ensemble of Georgian architecture, there’s a lot to like about Birr. The tree-lined malls and avenues of elegant houses dating from the 1800s tell a fascinating story. Heaving with history, Birr is one of Ireland’s premier heritage towns and proud of its unique character spanning many centuries.
The town is also home to the renowned Birr Theatre – an essential regional stop-off for all major drama, dance, opera and comedy performances doing the national circuit. A great way to explore the town is to take either the Birr Town Trail or Riverbank Walk, with both routes starting from Emmet Square and covering a distance of just over 1km each.
