37 Dodderbank
Milltown
Dublin 6
D14HH79
Description
Supremely positioned on the corner of this block, the property is flooded with natural light while capturing lush verdant vistas across the leafy communal grounds and picturesque Dodder Park from the dual aspect position windows. The apartment is further enhanced with a large balcony, a tranquil spot accessed off bedroom and living area.
Built 2003, once over the threshold, the sense of space and light is evident throughout, meticulously maintained by the first and only owners, this spacious 2 bedroomed apartment (measuring approx.: 785 sq.ft/ 73sq.m) benefits from very generous and well portioned rooms.
The accommodation, in brief, comprises entrance hall, a bright dual aspect open plan living / dining room and separate kitchen, which is fitted with eye and floor level units and a range of integrated appliances. The reception area opens out to the large balcony overlooking the communal grounds.
Off the hall, there are two spacious double bedrooms with one enjoying a bathroom ensuite. A separate shower room off the hall and large linen cupboard and separate storage cupboard complete the accommodation internally.
The location of Dodderbank is fantastic, with an abundance of amenities in the vicinity. Local shopping in Milltown Village provides everything you need for everyday living, while nearby surrounding villages including Dundrum, Ranelagh and Donnybrook provide a wealth of boutique shops, bars and restaurants.
Conveniently positioned, the commuting distance to the city centre is already short but Milltown Luas Station is located within a 5 minute walk, further easing your daily commute into town or out as far as Brides Glen. The location is well serviced by public transport rendering the car a luxury rather than a necessity, however the property has the benefit of a designated car space underground.

About the Area
Milltown, Dublin 6, is a suburb on the southside of Dublin. The townland got its name well before the 18th century. Both Milltown and Clonskeagh were "Liberties" of Dublin, following the English invasion and colonisation in 1290. Milltown is marked by a spectacular 19th century railway bridge across the river, which was part of the Harcourt Street railway line which ran from Harcourt Street to Bray. In 2004 the bridge was re-opened for the Luas light rail system which runs from St. Stephen's Green to Bride's Glen.
