The Irish residential market remained characterised by steady demand and limited supply in the first half of 2026, leading to continued robust price inflation. The average value of second-hand homes increased by 5.2% in the year to June, although the rate of inflation eased compared with the previous year.
Second-hand supply remains particularly constrained. In July, 14,388 second-hand homes were advertised for sale nationally — down 2.2% year-on-year and more than 20% below 2020 levels. Availability has fallen most sharply at lower price points, especially below €350,000.
New home delivery improved, with 16,679 completions recorded in the first half of 2026 — the strongest first-half total since the series began in 2011. However, supply remains below the level needed to meet underlying demand.
