Carraigaun
Ballaghmore
Roscrea
Co Tipperary
R32 WN3X
Description
Carraigaun is an architecturally designed detached house of truly unique design and character. Built in 1977 this house extends to approx. 182 (m2) /1,959 sq. ft., and has some unusual and appealing characteristics.
It stands on approx .32 hectare/.79 of one acre and is located approx. five kms from Roscrea town, and 6 kms from Junction 21 on the M7.
Recent upgrades including a new oil burner, a new Atlantic water cylinder providing endless hot water, and an insert stove have brought the BER rating to a C. There is great scope to increase this with some additional insulation works.
Accommodation is laid out as an entrance hallway, a kitchen cum dining room, a utility room, a sitting room, two ground floor bedrooms, a shower room, and another three bedrooms and a bathroom at first floor level. The rooms are bright, many with two windows, and have beautiful views of the surrounding countryside.
A clever car port located just outside the front door of the house could be incorporated into the living accommodation.
Beautifully cared for this house has a warm, friendly and homely feel.
There are stunning gardens all around the house and the front perimeter has a post and rail fence. It is surrounded by mature trees and shrubbery, manicured lawns, and a gritted driveway. There is a garage and three useful sheds to the back of the house. Great attic storage with easy access also.
Upvc double glazed windows have been installed.
The location is excellent. It is just ten minutes-drive from the town of Roscrea. Access to the M7 from Junction 21 is also five minutes-drive from your front door. Dublin is an hour and a half away and Limerick City including University of Limerick & the Regional Hospital are just fifty minutes’ drive from your door.
Educational options for children are some of the best with a range of highly regarded primary schools nearby, as well as many secondary options including Colaiste Phobal locally, the renowned Cistercian College with day boarding options offered, the Ursuline Convent, Thurles and the Presentation Convent Thurles. There is a dedicated local daily bus service to and from these Thurles schools each day.
Golf Clubs, tennis clubs, gyms, fishing on Lough Derg, hillwalking in the Slieve Blooms are all to hand.
There is also a wonderful train service to Dublin each day from Roscrea and both nearby Ballybrophy and Portlaoise railway stations have approx. eight options daily from 6.30 am to late each evening, providing great commuting options.
