Description
Sherry FitzGerald Reilly are delighted to present 27 Edenwood to the market, a well-maintained three-bedroom semi-detached bungalow ideally situated within the heart of Kilmainhamwood village. Extending to approximately 101 sq. m., this attractive home has been exceptionally well looked after by its current owners and offers a wonderful opportunity for those seeking a comfortable home in a peaceful village setting while remaining within easy reach of a host of amenities and transport links. The location is a particular highlight, with the property enjoying the convenience of village living while being surrounded by the beautiful North Meath countryside. Kilmainhamwood provides a strong range of local amenities, including a local shop, pub, community facilities, sporting amenities and a creche within the village, making it particularly convenient for families with young children. Primary school facilities are also close by, while the newly constructed secondary school in nearby Nobber provides an excellent educational option for older children. The area is exceptionally well connected by public transport, with Bus Éireann Route 107 operating between Dublin, Navan, Nobber and Kingscourt, with stops serving Kilmainhamwood. The TFI Local Link 177 also connects the village with Kells and Ardee, further enhancing accessibility throughout the surrounding area. For commuters, the property is well positioned for access to a number of important regional routes, providing convenient connections towards Navan, Kells, Kingscourt, Ardee and Dublin. The nearby N52 and N3/M3 corridor provide straightforward onward access for those travelling throughout Meath and towards Dublin, making Kilmainhamwood an appealing choice for commuters looking to enjoy a quieter village lifestyle without sacrificing connectivity. Another significant benefit to the area is the Boyne Valley to Lakelands Greenway, a 30km walking and cycling route running from Navan through Wilkinstown, Castletown, Nobber and Kilmainhamwood towards Kingscourt. The Greenway follows the former railway line and provides a fantastic recreational amenity on the doorstep, while also increasing connectivity between the surrounding villages and communities. Overall, 27 Edenwood represents an excellent opportunity to acquire a well-cared-for three-bedroom bungalow in a welcoming village community. Its combination of generous accommodation, convenient local amenities, excellent public transport connections, access to major commuter routes and the newly established Greenway make this a property that is sure to appeal to a wide range of purchasers.

About the Area
Kells (Irish: Ceanannas) is a town in County Meath, off the M3 motorway, 16 km (10 mi) from Navan and 65 km (40 mi) from Dublin. It is best known as the site of Kells Abbey, from which the Book of Kells takes its name. The Abbey of Kells, with its round tower and five large Celtic crosses can still be viewed today. Four of the crosses are in the churchyard of St Columba's church. The other Celtic cross stands in front of a former courthouse.
Just outside the town of Kells on the road to Oldcastle is the hill of Lloyd. From the top one can see magnificent views of the surrounding countryside as far as the Mourne mountains in County Down, Northern Ireland on a clear day. The area around the tower has been developed as a community park (The People's Park), and includes the Paupers' Grave.
