Bray
Co. Wicklow

Description
The light filled accommodation which is decorated in neutral tones throughout comprises of an entrance hall; a large and bright front living room with a gas fireplace that leads through double doors into the kitchen cum dining room at the rear of the house and provides for a lovely open plan space that connects to the rear garden – the kitchen was tastefully upgraded 5 years ago and a new combi gas boiler installed approx 6 years ago, whilst there is also useful under stairs storage. The whole ground floor was relayed two years ago with solid wood oak flooring. Rising upstairs on the 1st floor, there are two double bedrooms, a single bedroom and the upgraded fully tiled family bathroom – the main principal double bedroom at the rear of the house has good slide robe storage with views out to the amenity green and up to Carrickgollagan. All the bedrooms and converted attic space come with recently laid high quality 100% wool carpets. Stairs on the landing lead up to the converted attic which is filled with natural light via two velux roof windows – it is an ideal space for a variety of uses and also contains useful eaves storage.
Externally to the front of the house there is private off street parking, a gravel area and a bin and bike storage units. The rear garden is primarily laid out in a grass lawn with an array of border plants and shrubbery including a palm tree; there is a wooden deck area that is ideal for ‘al fresco’ dining or sitting out on to enjoy on a nice day and a Barna shed at the rear of the garden with mature hedging that offers good privacy.
Connawood is a highly desirable and mature residential development with a large communal green and children's play area. Situated in a very convenient location on the Dublin side of Bray just a few minutes away from the N11, Bray town centre and Shankill Village with an abundance of excellent local services and amenities including shops, cafes, bars & restaurants, schools, supermarkets, sports and recreational facilities such as Bray Head and the famous ‘mile long’ Victorian seafront promenade; Kilruddery House & Gardens; Shanganagh Park; Bray Emmet’s GAA; golf at Woodbrook, Old Conna or Dunlaoghaire. The area has excellent transport links with the choice of two DART stations @ Woodbrook and Bray, a choice of Dublin Bus service which are within a 500m walk, and the N11/M11/M50 road network, all of which provide easy access to Dublin and beyond. This is a superb family home and we highly recommend viewing to fully appreciate what's on offer.
