Description
Hillside is presented in excellent condition throughout, offering a spacious and well-proportioned interior extending to approximately 344 sq.m (3,700 sq.ft) across two floors. Built in 2002, the property is accessed via wrought-iron electric gates, with a winding tarmacked driveway leading to the residence.
The heart of the home is the open-plan kitchen/dining/living area, with the kitchen and dining space forming one cohesive room. The kitchen is fitted with granite worktops and a feature range, while a wood-burning stove provides a central focal point within the living area. This space leads into the sunroom via indoor swinging French doors. The sunroom itself is filled with natural light and features French doors opening out to a south-facing wooden patio. It further benefits from internal views of Dungarvan Bay from the front-facing windows.
The ground floor also accommodates two further reception rooms, including a spacious drawing room with an open fireplace and a dedicated cinema room, offering excellent flexibility for both formal and informal living. A large utility room and a generous boot room, with access from the rear, provide excellent practicality and convenience for day-to-day family living. A well-appointed ground-floor bedroom with en-suite completes the accommodation on this level.
Upstairs, the accommodation continues to impress with four generously sized bedrooms. The main bedroom is particularly notable, featuring a walk-in wardrobe and en-suite bathroom. Bedrooms 3, 4 and 5 are all well-proportioned doubles and are served by two well-appointed bathrooms, ensuring excellent comfort and convenience for family living.
GARDENS & GROUNDS
Hillside is accessed via wrought-iron electric gates, with a winding tarmacked driveway leading to the residence and providing ample parking.
The property is set on well-maintained and highly versatile grounds, suitable for a variety of uses, most notably equestrian. The facilities include a sand arena and a separate lunging ring, ideal for training and exercise.
A substantial stable yard is in place, comprising a main barn with nine stables together with an additional row of two stables. A dedicated tack room and storage area for hay and equipment provide excellent practicality and support for equestrian use. The surrounding paddocks offer ample grazing land and are well laid out for ease of management.
In addition, there is an established kennel facility, previously operated as a successful dog boarding business by the current owners. This includes an enclosed run system, allowing dogs access from the kennels to a secure outdoor garden space, providing both shelter and freedom of movement in a safe and controlled environment.
There is also an additional dwelling, currently used as a home office, which offers excellent flexibility and could easily be repurposed to provide further accommodation, such as guest quarters. Finished to a high standard throughout, this space presents a turnkey opportunity for a variety of uses, enhancing both the functionality and overall appeal of the property.
A further field, extending to approximately 4.5 acres and located to the rear of the paddocks, is currently in agricultural use, adding significant value and flexibility to the overall holding. To the rear of the house, there is another large grazing field.
The grounds enjoy an attractive setting with views towards Dungarvan Bay and Comeragh Mountains, complementing the overall appeal of the property.

About the Area
Dungarvan (Irish: Dún Garbhán) is a seaside resort town and harbour, situated on the N25 national primary road and the R672 and R675 regional roads. The nearest airports are Waterford Airport, which is 50km away and the larger Cork Airport, which is 80km away. Dungarvan is at the mouth of the Colligan River, which divides the town into two parts. Dungarvan Harbour as such is formed by The Quay (on the town side) and The Causeway. Outside the harbour, a 3 km sandbar, "The Cunnigar" defines the western limit of the 4 km-wide Dungarvan Bay. There is a well-maintained concrete slipway in Dungarvan town, suitable for launching vessels up to eight metres in length. Moorings are usually made available to visiting yachts by Dungarvan Harbour Sailing Club, often free of charge.
