Boast for buyers and sellers – Enniscorthy Market Summer Review

Its that time of year again when we release our half year report or summer review on the current position of the housing market in Enniscorthy.

As the summer months approach, the housing market in Enniscorthy is showing promising signs for both buyers and sellers. According to our data, there has been a 17% increase in the number of houses being offered for sale within a 3-kilometre radius of the town in the last 6 months, there are more options available than ever before. This upward trend is also 6% higher than this time last year, indicating a strong demand for housing in the locality. Of course with dafts recent quarterly report released yesterday, they have stated that there is a shortage of houses available for sale, which is pushing prices up, but Enniscorthy seems to be bucking the trend.

For those sellers, there has been a 5.5% increase in house prices in County Wexford compared to last year, with the average price standing at €301,000 (daft.ie quarterly report). However, Enniscorthy remains relatively affordable compared to other Leinster counties, with the average price of a 3-bedroom semi-detached house ranging from €200k to €210k, depending on the estate you want to purchase in which is well below neighbouring counties (Kilkenny €215k, Wicklow €325k).

Popular estates like Madeira Woods are still commanding higher prices, with 3-bedroom semis selling for €230k to €240k and can even make slightly more. The market for 4-bedroom homes is also strong, with prices averaging €240k to €250k, and some sought-after estates achieving prices of up to €270k. This trend towards larger homes mirrors the preferences of buyers, who are increasingly opting for more space and comfort.

The market is also favourable with houses outside of town selling within 6 to 8 weeks on average. This quick turnaround time is a good indication of the demand for properties in the area and we are finding that properties that are correctly priced, are receiving positive interest within this time frame.

However, it is worth noting that despite the rise in house prices, there has been a decrease in house viewings compared to the same period last year. This of course must be looked at with the fact that with price increases in general, it inevitably leads to less house viewings but there is definitely less competition when bidding on certain properties compared to last year.
